Position Summary
The Maintenance Technician plays a key hands-on role in maintaining the day-to-day operations, safety, and functionality of our properties. You will work closely with the Chief Engineer and Property Management team to ensure that all building systems operate efficiently and that tenant needs are met with professionalism, responsiveness, and care.
Primary Responsibilities
· Perform daily maintenance, troubleshooting, and repair of building systems, including mechanical, electrical, plumbing, and HVAC.
· Conduct preventive maintenance and maintain detailed service records in the work order system.
· Assist with installation, modification, and inspection of equipment and systems as directed by the Chief Engineer.
· Operate, inspect, and maintain fire and life-safety systems including emergency generators, fire alarms, pumps, and related protection equipment.
· Respond promptly to tenant service requests and emergency situations with a focus on safety and customer satisfaction.
· Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions; report and resolve as appropriate.
· Perform general building upkeep including lighting, doors, hardware, painting, and minor carpentry repairs.
· Support seasonal operations such as snow removal, exterior maintenance, and landscaping coordination.
· Maintain accurate maintenance logs, equipment records, and inventory levels.
· Use tools and technology safely and proficiently, including smartphones, tablets, computers, and building automation systems.
· Comply with all applicable codes, regulations, and company policies; practice safe work habits and maintain a neat appearance consistent with SJG standards.
· Participate in an on-call rotation for after-hours emergencies.
The Ideal Candidate Will Possess
· High school diploma or GED required; trade or technical school preferred.
· 2+ years of building maintenance experience in a commercial property environment.
· Technical, vocational, or on-the-job training in at least one of the following: HVAC, electrical, mechanical, plumbing, carpentry, or process controls.
· Strong working knowledge of HVAC, plumbing, electrical, and mechanical systems.
· Valid driver’s license and reliable transportation required.
· Ability to lift up to 50 lbs., climb ladders, and work in various weather conditions.
· Excellent tenant service skills with a proactive, 'roll-up-your-sleeves' attitude.
· Ability to prioritize, multitask, and complete work with limited supervision.
· Basic computer literacy (Outlook, Excel, and work order systems).
· CFC Universal Certification preferred or obtained within 90 days of hire.

Physical Demands
· Ability to stoop, stand, climb, and lift up to 50 lbs. of equipment (tools, ladders, pumps).

· Regularly required to use vision abilities to read printed materials, drawings, and schematics.
