We are seeking an experienced
Maintenance Supervisor to oversee maintenance operations at a HUD Section 8/Low-Income Housing Tax Credit (LIHTC) community. This role ensures the property remains safe, compliant, and well-maintained while supporting the needs of residents and meeting all regulatory requirements.
The ideal candidate has strong technical skills, experience in affordable housing, and the ability to lead a maintenance team with professionalism and efficiency.
About the Role
The Maintenance Supervisor is responsible for maintaining the physical integrity of the community, overseeing technicians and contractors, and ensuring all work meets HUD, REAC, and LIHTC standards. This includes diagnosing issues, completing repairs, coordinating preventative maintenance, and ensuring units meet program guidelines.
You will play a key role in creating a safe, clean, and comfortable environment for residents, many of whom rely on long term, stable housing.
Key Responsibilities
Maintenance & Compliance
- Perform and oversee daily maintenance tasks in accordance with HUD/REAC inspection standards
- Ensure all unit turns meet Section 8/HQS and LIHTC habitability requirements
- Maintain accurate documentation for work orders and compliance audits
- Assist with pre-REAC inspections, remediation, and ongoing compliance readiness
- Ensure property grounds and common areas remain safe and hazard-free
Repairs & Technical Knowledge
- Electrical: Repair circuits, fixtures, wiring, and components
- Plumbing: Repair/replace pipes, fixtures, and clear clogged drains
- HVAC: Diagnose and repair heating and cooling systems
- Appliances: Diagnose and repair major appliances
- Carpentry: Repair doors, cabinets, stairs, gates, fencing, and railings
- General Building: Roofing, gutters, flooring, tile, carpet, lighting
- Safety Equipment: Maintain door locks, smoke detectors, mailboxes, and security systems (where applicable)
- Address ceiling leaks and repair drywall/plaster to match existing surfaces
- Painting and general interior/exterior upkeep
Leadership & Oversight
- Supervise maintenance technicians and vendors
- Assign, track, and follow up on work orders
- Inspect completed repairs for accuracy and quality
- Maintain tools, inventory, and equipment
- Respond to emergency maintenance situations and participate in on call rotation
- Provide professional, respectful service to residents, including seniors and families in affordable housing programs
