Job Summary:
The Stationary Engineer operates and maintains the assigned facility and all related systems/ components. Performs tours of areas and/or equipment as directed by management and required under contract specification. Performs preventative maintenance, troubleshooting, service calls, diagnostic services, and incidental, minor, and major repairs as required
Pay Rate: $54.00 - $59.00 per hour
Essential Duties:
- Performs the maintenance, diagnostic testing, overhauling, installation, and effects repairs on a large variety of types of refrigeration, dehumidification, air-conditioning, ventilation and heating systems equipment and controls within critically controlled environmental installations.
- Perform preventive, predictive, and/or repair maintenance on mechanical, electrical, and plumbing (MEP) systems, including HVAC units, boilers, and chillers.
- Track equipment performance via Building Automation Systems (BAS) or Direct Digital Controls (DDC) to ensure optimal energy efficiency and environmental conditions.
- Respond to tenant service calls for minor repairs, such as fixing leaky plumbing fixtures, replacing light ballasts, or adjusting thermostats.
- Conduct critical and accurate routine building rounds to check for leaks, unusual noises, or safety hazards in mechanical rooms. Confirm and log proper operations of all equipment, including pressures, temperatures, airflows, etc.
- Researches specifications as provided by other parties and makes installation corrections required ensuring proper function of equipment as required by agency requirements.
- Performs preventative maintenance functions which include, but are not limited to: changing filters; cleaning cooling towers, cleaning heating and cooling coils, etc.
- Functions independently and/or in teams. Relied upon to make decisions and sound recommendations concerning HVAC operations and maintenance.
- Performs a wide variety of building maintenance tasks, which must be performed to proficiency including, but not limited to adjustments and repairs to HVAC and Electrical systems.
- Fabricates, assembles and installs ductwork and chassis parts, using portable metal working tools and welding equipment.
- Installs evaporator units in chassis or in air-duct system, using hand tools.
- Connects motors, compressors, temperature controls, humidity controls, and circulating ventilation fans to control panels and connects control panels to power source.
- Installs air and water filters in completed installation.
- Injects refrigerant into compressor to test systems and adds Freon gas to build up prescribed operating pressure.
- Observes pressure and vacuum gauges and adjusts controls to insure proper operation.
- Monitor assigned equipment and systems locally and remotely.
- Operate building automation systems proficiently.
- Respond to alarms, and make periodic tours, recording required data in operating logs.
- Perform hourly logs of operating equipment.
- Be familiar with emergency plans and casualty responses.
- Respond to service calls and take corrective action.
- Perform other related duties as requested.
- Tests joints and connections for gas leaks, using gauges, electronic leak detector, and electronic micron gauge or soap-and-water solution.
- Wraps pipes in insulation batting and secures them in place with cement or wire bands.
- Replaces defective breaker controls, thermostats, switches, fuses, and electrical wiring to repair installed units using electrician's hand tools and test equipment. Installs, repairs, and services all types of HVAC equipment.
- Perform other duties as necessary
Required Skills and Experience:
- Minimum 2 years recent experience in as a First Class Stationary Engineer in commercial or industrial settings
- Maryland 1st Class Engineer License
- EPA Universal Certification
- Knowledge of, and experience in, Building Automation System, Centrifugal Chillers, Air Cooled Chillers, Fire and Water Tube Boilers, Air Handling Units, Variable Air Volume, Fan Coil Unit and Chemical Treatment.
- Experience in electrical systems, controls, chillers, generators, and life safety systems, including 2 years related experience in mission critical environments.
- Strong organizational skills and ability to multi-task
- Ability to effectively present information and respond to questions
- Proficiency in using Microsoft Word, Excel and e-mail applications
- Ability to organize and prioritize job duties and assignments
- Ability to work in a team environment or independently
- Ability to effectively utilize available resources to maximize productivity
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
- Ability to deal with problems involving a few concrete variables in standardized situations.
- Minimum High School Diploma or equivalent
