About the Role
The Maintenance Technician will assist the Maintenance Supervisor in maintaining the physical integrity, safety, and cleanliness of a HUD/Tax Credit-regulated affordable housing community. This position is ideal for someone who is dependable, organized, and understands the importance of maintaining compliance, quick response times, and strong resident relationships.

Key Responsibilities

Perform daily maintenance tasks in compliance with HUD, REAC, and other affordable housing standards
Support unit turnovers to ensure apartments meet program requirements and quality expectations
Maintain a clean and hazard free community environment
Electrical: Troubleshoot and repair wiring, fixtures, and circuits
Plumbing: Repair pipes, fixtures, and unclog drains
HVAC: Assist with heating and cooling system maintenance
Appliances: Diagnose and repair major appliances
Carpentry: Repair stairs, railings, cabinets, doors, fencing
General Building: Roofing, gutters, flooring, drywall, interior/exterior lighting
Safety & Compliance: Maintain door locks, smoke detectors, gas fixtures, and security systems (if applicable)
Assist with pre-REAC inspections and remediation tasks

Experience in affordable housing, HUD, Tax Credit, Section 8, or similar regulated housing preferred
Strong customer- service skills and ability to work with diverse resident populations
Ability to complete work professionally and in a timely manner
Basic knowledge in plumbing, electrical, carpentry, and appliance repair
Knowledge or experience with HappyCo software a plus
