Job Description Element: The commercial office building has an immediate opening for a dedicated Maintenance Technician for a 349,442SF Class A office building in Arlington, VA.
Position Title: Maintenance Technician
Job Status: Non-exempt, Full-time position
Location: Arlington, VA
Supervisory: This position will report directly to the Chief Engineer.
The objective of the position: Maintain the integrity of all building systems, efficiently operate the building, and perform a variety of tenant services while cultivating positive tenant relations in accordance with Vanderbilt Office Properties established operational and safety procedures. Professionalism and customer service are a must, along with working in a team environment.
Job Summary: A successful candidate will utilize skills to perform preventive maintenance and corrective repair of building systems and equipment. The maintenance technician will utilize trade skills in plumbing, electrical, heating and cooling, and painting. We are looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will be able to demonstrate effective written and oral communication skills when interacting with tenants, visitors, contractors, and vendors.
Essential Functions: Detailed tasks, duties, and responsibilities that must be performed include:
- Maintain the property in a first-class condition. Regularly inspect all areas of the site/building. Communicate deficiencies and suggestions for improvements and take the initiative to correct them as appropriate.
- Performance of ongoing preventive maintenance and repairs of facility mechanical, electrical, plumbing, and other installed systems and equipment that include but are not limited to painting, plumbing repairs, changing light bulbs and ballasts, cleaning HVAC coils, and changing filters and belts.
- Assist the Engineering team in the maintenance and repair of building equipment as directed.
- Communicate with the Chief Engineer about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues.
- Work with tools and supplies necessary to complete projects.
- Maintain corporate safety procedures at all times and comply with access control regulations.
- Respond quickly to emergencies, including evacuation of buildings in the event of an emergency, summoning additional assistance as needed.
- Update tenant requests and PM work orders as completed.
- Prioritize problems and activities.
- Track work and save relevant reports and information according to VOP policies.
- Perform other duties as assigned.
Qualifications & Skills: The knowledge, skills, and abilities to perform the job
- High school diploma/GED required.
- 1+ years’ building maintenance experience preferred but not required.
- Ability to work evenings and weekends as needed and per assignment.
- Must have the ability to climb heights, lift up to 60 lbs., and climb onto ladders.
- Customer service oriented.
- Detailed, accurate, energetic, and self-starter.
- Computer literacy, including using work order systems, Microsoft Office, and Dropbox.

- The environment associated with the job: indoor/outdoor, including movement requirements (sitting, standing, walking), lighting conditions, hearing, speaking, grasping, carrying, lifting, finger or hand movement, arm and leg movement, entire body involvement, temperature ranges.
Working conditions
- Shift hours and overtime requirements. Respond to after-hours emergency service calls.
