We are currently seeking a dependable Full-Time Maintenance Assistant to work on our Long-Term Care Unit. The Maintenance Assistant is responsible for maintaining the facility and providing a safe functional, sanitary, and comfortable environment by assuring that the ventilation, fresh air, electrical and mechanical systems, water supply, and sewage disposal are maintained in accordance with recognized safety standards, state/federal codes and local ordinances meeting the standards and philosophy of the facility and policies/procedures that govern the facility.
JOB OBJECTIVE:
Ensure a safe, functional, sanitary, and comfortable environment by maintaining the facility's systems, adhering to recognized safety standards, and complying with state/federal codes and local ordinances.
JOB STANDARDS:
- Valid Driver's License with a good record.
- High school or technical/vocational school graduate.
- At least two years of experience in maintenance and power plant work.
- Basic knowledge of boilers, compressors, generators, and various systems.
- Knowledge of safety, fire, and disaster planning.
- Ability to read and interpret gauges, documents, contracts, operational manuals, and blueprints.
- Knowledge of record-keeping.
- Knowledge of department supplies and equipment maintenance.
- Availability for emergencies.
- Good health, functional mobility, and physical strength for essential job functions.
- Problem-solving skills for facility operation and maintenance.
- Ability to perform essential job functions with or without reasonable accommodations.
JOB RESPONSIBILITIES AND DUTIES:
- Maintain a safe, functional, sanitary, and comfortable environment.
- Maintain systems including heating, cooling, plumbing, water supply, sewage disposal, electrical, mechanical, carpentry, painting, and repairs.
- Drive for mail, parts, donations, etc.
- Operate the power plant in the absence of the plant engineer.
- Conduct facility inspections and prepare correction plans and reports.
- Comply with facility construction and fire safety codes.
- Ensure lighting levels meet codes.
- Maintain operational fresh air and ventilation systems.
- Maintain temperature control standards in HVAC systems.
- Ensure proper installation and maintenance of service equipment.
- Maintain the building free of hazards.
- Follow safety, fire, and disaster procedures.
- Requisition supplies and equipment with approval.
- Maintain grounds, parking lots, and driveways.
- Handle freight, lift/move equipment; perform other duties as directed.
- Maintain records of repairs and maintenance.
- Repair minor roof issues and gutter problems.
- Maintain confidentiality of information.
- Work cooperatively within the Department and with other departments.
- Adhere to dress and conduct codes.
- Meet attendance standards and provide notice of absence.
- Follow safety, security, exposure control, and hazardous waste policies.
- Attend in-services and department meetings.
- Assist in emergency equipment testing.
WORK SETTING/ENVIRONMENT:
Work in all areas of the physical plant and outdoor property, with exposure to noise, extreme temperatures, and various hazards.
EQUIPMENT OPERATED:
Operate department machinery, HVAC systems, power equipment, hand tools, electrical tools, and motor vehicles.
PHYSICAL AND COGNITIVE REQUIREMENTS:
- Functional mobility and physical strength for essential job functions.
- Ability to lift, carry, push, pull objects over 100 lbs.
- Cognitive ability to understand electrical, mechanical, plumbing, and HVAC systems.
- Comprehend and follow multiple instructions amidst noise and interruptions.
- Sufficient vision and color discrimination for gauges and electrical work.
- Adequate hearing for instructions, alarms, and communication.
- Clear communication with Mother Superior, contractors, staff, and Residents.
- Emotional stability to handle stress from Residents' conditions, organizational changes, and team cooperation.
EMPLOYEE RESPONSIBILITY IN AN EMERGENCY:
Respond to emergency situations, including assisting with possible Resident evacuation.
