Overview
We are currently seeking a skilled Assistant Building Maintenance Engineer. The Part-time Assistant Building Maintenance Engineer utilizes their technical skills to perform preventative maintenance and corrective repair of central plant and common area equipment and machinery including HVAC, mechanical, electrical, plumbing, and fire and life safety systems. Candidates must possess excellent communication and customer service skills, and be professionally mannered. Pay commensurate with experience
Primary Duties include but are not limited to:
· Complies with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and work safety.
· Oversees and inspects the work performed by outside contractors
· Inspects building systems including fire and life safety systems, HVAC, plumbing, mechanical, and electrical to ensure equipment is within design capabilities and is operating efficiently.
· Reviews assigned work orders via Building Link, estimates time and materials needed to complete necessary repairs; facilitates repairs. Maintains inventory of adequate supplies and tools to complete all tasks.
· Implements a rigorous preventative maintenance program to ensure that building machinery and systems meet or exceed their rated life.
· Performs assigned repairs and preventative maintenance.
· Responds quickly to emergency situations, obtaining additional assistance as needed.
· Participates in rotating on call schedule for after-hours emergencies.
· Assist with grounds maintenance
· Prepare for various inspections
· Assist with tasks as needed to maintain excellent upkeep of the property and or to provide assistance to coworkers.
· Perform minor maintenance repairs
· Complete special projects, tasks or duties as assigned by Chief Building Engineer or General Manager
· Provide exceptional customer service, with a respectful attitude toward residents, vendors, and staff; working patiently, professionally and cooperatively.
· Communicate effectively with coworkers, residents and vendors
· Comply with all personnel management policies and procedures
· Ensure adherence to the company’s safety and operating policies, standards and procedures
· Work with the Chief Building Engineer to ensure the physical condition and appearance of the property will enhance the value of the community.
· Performs other duties as assigned.
Qualifications
- Knowledge of HVAC, Boiler and Chiller operations and standard maintenance practices, procedures, and techniques
- Ability to interpret and read documents such as work orders, safety rules, operating and maintenance instructions and procedure manuals
- Attention to detail; strong work ethic
Education and Experience
- High School diploma or GED equivalent
- Relevant vocational training
- OSHA training is a plus
Job Type: Part-time
Pay: $26.10 - $27.26 per hour
