JOB TITLE : Assistant Engineer (AE)
REPORTS TO: STATUS: Chief Engineer Full-time, Non-Exempt
JOB OVERVIEW: The Kenwood Condominium, an upscale eighteen-story residential building in Bethesda, Maryland, is seeking an Assistant Engineer to join our maintenance team. The Assistant Engineer (AE) plays a crucial role in maintaining the community's functionality and aesthetic appeal. This is a hands-on position focused on performing maintenance tasks, emergency repairs, and supporting overall building operations under the guidance of the Chief Engineer. The successful candidate will report directly to the Chief Building Engineer and work closely with the Assistant General Manager and the property management team to uphold the quality and safety standards of the condominium.
ESSENTIAL FUNCTIONS INCLUDE BUT ARE NOT LIMITED TO:
- Perform tasks and assignments as directed by the Chief Engineer, with a primary focus on "hands-on" mechanical work.
- Conduct necessary emergency repairs promptly and effectively. • Assist the Chief Engineer in daily operations and special projects as needed.
- Maintain all interior and exterior lighting systems in the common areas to ensure proper functionality.
- Complete all in-unit service requests efficiently, understanding that common area and building operations take precedence. • Regularly stock and maintain equipment and supplies to prevent operational disruptions.
- Conduct continuous inspections and observations to ensure the community is maintained to the highest standards of appearance and functionality, meeting the expectations of management and the Board of Directors.
- Provide pricing and submit completed in-unit service requests to the Administrative Assistant on a monthly basis.
- Make recommendations to the General Manager regarding improvements to organizational plans, operational methods, and community maintenance policies.
- Adhere to the guidelines outlined in The Kenwood Employee Handbook.
- Uphold the standards set forth in The Kenwood Code of Business Ethics.
- Follow The Kenwood Attire and Grooming Policy to maintain a professional appearance. • Collaborate with other team members to ensure the smooth operation of the community.
- Exhibit professionalism and a proactive attitude in all interactions.
ADDITIONAL RESPONSIBILITIES:
Safety & Compliance
- Ensure that all maintenance and cleaning activities comply with safety protocols, including the proper disposal of waste and handling of hazardous materials.
- Report any maintenance issues or safety hazards to management in a timely manner for corrective action.
- Serve as a liaison between residents, building management, and vendors, providing timely and professional responses to maintenance requests.
- Provide assistance with special projects and other duties as assigned by the Chief Building Engineer and Assistant Chief Engineer.
- Support the management team as needed to ensure building infrastructure is well- maintained and that the property meets high standards of cleanliness, safety, and functionality.
QUALIFICATIONS:
- High school diploma or equivalent is required; a technical or vocational education in building systems, maintenance, or facilities management is highly beneficial.
- Certifications in building trades or facilities maintenance is preferred (e.g., HVAC, plumbing, electrical).
- Knowledge of building systems such as HVAC, plumbing, electrical, fire safety systems, and elevators.
- Ability to perform routine inspections, maintenance, and repairs on systems and equipment within the building.
- Familiarity with basic electrical, mechanical, and plumbing tools and equipment.
- Understanding of building codes and safety regulations, including fire prevention and emergency systems.
- Previous experience in building maintenance or facilities management, including handling repairs and preventative maintenance.
- Experience working with contractors or vendors for repairs and services.
- Hands-on experience with troubleshooting and fixing building equipment and systems, such as HVAC, lighting, and plumbing.
- Ability to diagnose issues in building systems and propose practical solutions in a timely manner.
- Strong troubleshooting skills for dealing with electrical, plumbing, or mechanical problems.
- Clear and effective communication, both verbal and written, for reporting issues, documenting maintenance work, and communicating with tenants, property managers, or senior engineers.
- Customer service skills for working with tenants or building occupants to resolve concerns related to building systems.
- Ability to manage maintenance schedules, track repairs, and ensure regular inspections are completed.
- Capability to prioritize maintenance tasks based on urgency, ensuring that essential systems (e.g., HVAC, plumbing) are always functioning.
- Ability to perform physical tasks, such as lifting, climbing ladders, and working in confined spaces or elevated areas.
- Stamina to handle the demands of on-the-job maintenance work in various conditions. Additional Requirements:
- Must be legally authorized to work in the United States.
- Must be able to pass a background check.
- Ability to work flexible hours, including weekends and holidays, and participate in on-call shifts.
- This position involves both indoor and outdoor work, with frequent physical activity such as lifting, walking, standing, and performing maintenance duties across the property. The role requires the ability to work in all weather conditions, including extreme temperatures and rainy or snowy conditions.
