Position Overview:
We are seeking a reliable and detail-oriented Turn/Punch List Technician to join our maintenance team. The ideal candidate will be responsible for performing final inspections, completing punch list items, and preparing vacant apartments for new residents.
Key Responsibilities:
- Conduct thorough inspections of vacant units to identify maintenance and repair needs.
- Complete punch list items, including painting, drywall repairs, plumbing, electrical, and appliance installation.
- Ensure that units are clean and ready for move-in, including minor cleaning tasks as needed.
- Collaborate with property management to prioritize and address necessary repairs in a timely manner.
- Maintain accurate records of completed tasks and any materials used.
- Follow safety protocols and ensure compliance with all applicable regulations.
- Assist with other maintenance tasks as needed to support the overall maintenance team.
- While in and around buildings, observes and reports any defects to property, may also complete weekly inspections of all buildings and grounds ensuring that all are maintained in well kept, clean and safe condition
- Must have working knowledge to use power tools and equipment in a safe and proper manner.
- May be assigned other related duties on occasion and as needed.
Qualifications:
- High school diploma or equivalent; relevant technical training preferred.
- Previous experience in property maintenance, construction, or a related field is a plus
- Proficiency in a variety of maintenance tasks, including painting, plumbing, electrical, and carpentry work.
- Strong attention to detail and ability to identify and resolve issues.
- Excellent communication and customer service skills.
- Ability to work independently and as part of a team.
- Own basic tools
- Valid driver’s license and reliable transportation.
Effort: Requires the ability to lift and carry supplies and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis, prolonged walking or standing, and frequent bending, stooping, kneeling, and reaching on a daily basis. Requires a full range of physical motion in order to operate manual, electrically-powered and/or gasoline-powered groundskeeping equipment. Requires the ability to access facilities and areas which may only be accessible by climbing stairs or by climbing ladders to a height of 20 feet. Must be able to move throughout assigned areas, as the work is performed primarily out-of-doors, year-round. Employees in this job classification are designated as essential employees and must report to work as scheduled when the community offices are closed due to severe weather.
