Responsibilities
*Position will work between Centerville, VA & Ashburn, VA*
($500 at 90 days, $500 at 6 months for external candidates hired into the position. Half paid out on your first paycheck and half upon 6 months of hire. (Not applicable for candidates through external staffing agencies))
As a Multisite Service Technician - Multifamily with Hines, you will be responsible for overseeing the quality standards of the vacant units are in market ready conditions that meet the Hines standard. You will perform technical and mechanical duties as needed. Responsibilities include, but are not limited to:
- Actively complete all repairs, improvements, and preventative maintenance tasks for apartment homes prior to resident occupation, as well as verify the property is maintained to standards.
- Assist in maintaining property, including grounds, common areas, and amenities.
- Perform general cleaning, pressure washing, trash removal, and other duties as assigned.
- Inspect all sheetrock and wall finishes for damage; repair or replace as needed.
- Verify apartment homes are properly caulked and sealed as needed around the interior (sinks, showers, bathtubs, windows, etc.).
- Diagnose and troubleshoot mechanical, electrical, plumbing, and HVAC issues; execute appropriate repairs.
- Practice proper safety techniques when working with mechanical or electrical equipment, reporting any injuries, accidents, or other safety issues to the appropriate contact.
- Follow guidelines for the proper and safe usage of hand tools, power tools, testing equipment, safety devices, and other items, ensuring tools are properly stored and maintained.
- Identify areas for improvement and provide suggestions to enhance efficiency and productivity.
- Ensure safety information is current and readily accessible; stay up to date on all OSHA and other safety-related laws and requirements to ensure compliance.
- Support cost-cutting and expense control programs by verifying parts are up to standards for repair rather than complete replacement when possible.
- Maintain professional and courteous communication with residents; respond to maintenance-related questions and complaints in a respectful and timely manner.
- Assign work requests based on urgency and efficiency.
- Clean and paint equipment as needed.
- Perform property inspections, including physical inspections requiring climbing stairs and accessing restrictive openings.
- Understand and follow company policies and procedures for assigned properties.
- Utilize property management systems and software to effectively administer work order programs and building operations.
- Accurately complete work orders and maintenance logs using digital reporting tools.
- Successful completion of all required training programs within the designated timeframes.
- Compute basic mathematical equations.
Qualifications
Minimum Requirements include:
- High school diploma or equivalent from an accredited institution preferred
- EPA Certification Strongly Preferred; CPO Preferred
- Two or more years of maintenance or related experience required
- Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions
- Excellent written, verbal and customer service skills
- Excellent time management and problem-solving skills.
- Light travel as needed
- Compensation: $27/hr - $30/hr
