Position: Maintenance Technician

Job Description: A commercial office building in Falls Church, VA, is seeking a dedicated Maintenance Technician for immediate hire. Maintain the integrity of all building systems, operate the building efficiently, and provide a variety of tenant services while cultivating positive tenant relations, in accordance with Vanderbilt Office Properties’ established operational and safety procedures. Professionalism and customer service are a must, along with working in a team environment.
Job Summary: A successful candidate will utilize skills to perform preventive maintenance and corrective repair of building systems and equipment. The Maintenance Technician will utilize several trade skills, including plumbing, electrical, heating and cooling, painting, and roofing. We’re looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will demonstrate effective written and oral communication skills when interacting with tenants, visitors, contractors, and vendors.
Detailed tasks, duties, and responsibilities that must be performed
- Maintain the property in a first-class condition. Regularly inspect all areas of the site/building, communicate deficiencies and improvement suggestions, and take initiative to correct as appropriate.
- Performance of ongoing preventive maintenance and repairs of facility mechanical, electrical, plumbing, and other installed systems and equipment that include but are not limited to painting, plumbing repairs, changing light bulbs and ballasts, cleaning HVAC coils, and changing filters and belts.
- Assist the Engineering team in the maintenance and repair of building equipment as directed.
- Communicate with the Chief Engineer about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues.
- Work with the tools and supplies necessary to complete projects.
- Maintain corporate safety procedures at all times and comply with access control regulations.
- Respond quickly to emergency situations, including evacuating the building and summoning additional assistance as needed.
- Update Tenant requests and PM work orders as completed.
- Prioritize problems and activities.
- Track work and save relevant reports and information in accordance with VOP policies.
- Perform other duties as assigned.
Required knowledge, skills, and abilities:
- High school diploma/GED required.
- Reliable transportation required.
- At least 1 +year of building maintenance experience is preferred, but not required.
- Ability to work evenings and weekends as needed is required.
- Must be able to climb heights, lift up to 60 lbs., and use ladders.
- Must have basic computer literacy, including experience with work order systems, Microsoft Office, and Dropbox.
The work environment includes both indoor and outdoor settings and requires sitting, standing, walking, lifting, carrying, and other physical activities. Exposure to varying lighting and temperature conditions is expected. Shift work, overtime, and response to after-hours emergency service calls are required.
Class: Full-time, non-exempt.
