SUMMARY OF POSITION:
Performs a variety of administrative tasks geared toward the goal of maximum occupancy by qualified residents and performs other functions as assigned by the Community Manager. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.
PRIMARY DUTIES AND RESPONSIBILITIES:
- Abides by Fair Housing Laws.
- In coordination with the Community Manager, monitors and administers Tax Credit, Bond and other affordable program compliance for all new applicants and recertifications.
- Assists with audit preparations and corrections.
- Maintains WTCMS and other applicable databases for accuracy.
- Stays abreast of changing regulations and updates files when needed.
- Assists with tours of apartments to prospective residents.
- Runs credit reports on prospective residents.
- Prepares lease packets.
- Inspects apartments prior to showing them.
- Maintains logs of traffic through the property.
- Lease units.
- Provides information over the telephone to prospective residents.
- Maintains a visible public relations’ attitude toward current and prospective residents.
- Other duties as assigned.
OCCASIONAL FUNCTIONS:
- Typing and filing property–related reports.
- May be asked to assist with rent collection, bank deposits, or other general errands.
- May be asked to assist with resident retention activities.
POSITION REQUIREMENTS / QUALIFICATIONS:
- High School Diploma/GED
- Current Fair Housing Certification
- Valid Driver’s License (if operating a vehicle)
PREFERRED SKILLS/ABILITIES:
- Advanced real estate training, including tax credit and BOND compliance.
- Familiarity with the Landlord-Tenant and Fair Housing Laws
- Prior experience in a leasing position.
PHYSICAL ACTIVITIES:
- Physical Activities up to and including, typing, walking, bending, stooping, reaching, climbing stairs, or standing for periods of time.
- Ability to lift and move up to 50 lbs.
GENERAL:
- Hours worked will coincide with the hours of operation in the community. This position may be required to work on weekends as necessary.
