Founding Home Staging Operations Manager / COO TrackBuild a Real Estate Staging Company From the Ground Up
We are launching a new real estate staging company serving the greater DC, Maryland, and Virginia market. The website is built, furniture inventory is in hand, and the next step is finding the right person to help turn a strong foundation into a serious, scalable business.
This is a hands-on, entrepreneurial role for someone with a strong eye for interiors, practical operational judgment, and the ability to make things happen without waiting for detailed instructions. You will help launch, operate, and grow the company alongside the founder, with a clear path toward becoming the operational leader of the business.
This is not a traditional desk job. One day you may be calling top-producing Realtors; the next, coordinating movers, arranging a U-Haul, styling a listing, tracking inventory, or helping identify warehouse space. The right candidate will be comfortable with both beautiful spaces and the disciplined operational work required to protect inventory, control costs, and grow profitably.
Core Responsibilities
- Cold call, email, and build relationships with Realtors, real estate teams, builders, investors, and property managers to generate staging business.
- Present our staging services professionally and help develop a repeatable sales process.
- Coordinate movers, delivery teams, U-Haul rentals, loading schedules, pickups, and installations.
- Personally assist with staging homes, including furniture placement, accessories, artwork, lighting, bedding, and finishing details.
- Maintain strict control of all furniture, décor, inventory, and supplies as items move from warehouse to property and from one property to the next.
- Create and manage inventory systems to reduce loss, damage, duplication, and unnecessary purchases.
- Help source, negotiate for, and establish an appropriate warehouse or storage facility.
- Assist in furniture procurement, including identifying practical, attractive, durable, and cost-effective inventory.
- Build operating procedures for scheduling, installations, removals, inventory tracking, vendor management, customer follow-up, and quality control.
- Use technology, automation, and AI tools to improve interior design concepts, staging plans, client communication, inventory organization, and workflow efficiency.
- Help recruit, train, and manage future movers, stagers, administrative support, and full-time staff as the company grows.
- Function as the operational counterpart to the founder, with the potential to grow into a COO-level position.
What We Are Looking For
- Professional experience in interior design, home staging, luxury real estate, furniture retail, hospitality design, event production, logistics, or a closely related field.
- Strong visual judgment and the ability to stage homes in a way that photographs well, appeals to buyers, and supports a real estate agent’s marketing strategy.
- Proven work experience. This role requires maturity, initiative, reliability, and the ability to manage competing priorities.
- College degree required.
- Realtor license is a strong plus, especially for candidates who understand listing preparation, buyer psychology, and the needs of active real estate agents.
- Comfortable making outbound calls and developing business relationships with Realtors and other referral sources.
- Strong organizational skills, particularly with inventory, scheduling, vendor coordination, and project tracking.
- Comfortable working physically in homes, warehouses, and loading environments when necessary.
- Able to coordinate moving crews and vendors firmly, professionally, and efficiently.
- Comfortable with technology, including spreadsheets, inventory systems, scheduling tools, CRM platforms, design software, and AI-assisted tools.
- Entrepreneurial mindset. You should be excited by building systems, solving problems, and helping create a company rather than stepping into a fully built corporate role.
- High integrity. Every piece of furniture, accessory, and equipment must be accounted for and protected.
Compensation and Growth Opportunity
This position is designed for someone who wants meaningful upside in a growing company.
Rather than a conventional salary-first structure, compensation will include a profit-sharing model with a clearly defined upper limit, tied to the growth and performance of the business. The structure is intended to reward the person who helps build the company, generate revenue, control costs, and create scalable operations.
As the company expands, there is a strong opportunity for this role to develop into a senior operations leadership position with responsibility for staff, inventory, client service, logistics, and regional growth.
Compensation structure, title, and long-term responsibilities will be discussed with serious candidates and structured appropriately based on experience, availability, and applicable employment requirements.
Ideal Candidate

You are organized enough to know where every lamp, rug, chair, and accessory is located, practical enough to solve a moving problem on short notice, and confident enough to call a Realtor and win the opportunity.
You do not need to have built a staging company before. But you do need to be ready to help build one now.
