As a Maintenance Technician, you will be responsible for maintaining apartments, buildings, equipment, and common areas throughout the property.
Your day-to-day work will include responding to resident work orders, completing preventive maintenance, preparing apartments, performing repairs, troubleshooting equipment, inspecting buildings, and responding to emergency maintenance situations.
This position requires a well-rounded maintenance skill set and the ability to work across multiple areas of property maintenance.
Your responsibilities will include:
- Responding to and completing resident maintenance requests and work orders
- Performing routine and preventive maintenance throughout the property
- Troubleshooting and repairing HVAC systems.
- Diagnosing electrical and mechanical problems
- Performing plumbing repairs and troubleshooting
- Repairing appliances and other residential equipment
- Performing basic electrical repairs and replacing electrical components as appropriate
- Performing carpentry, drywall, painting, caulking, and general repairs
- Preparing vacant apartments for new residents
- Inspecting apartments, buildings, grounds, equipment, and common areas
- Identifying and reporting safety, maintenance, and property deficiencies
- Completing assigned repairs accurately and in a timely manner
- Maintaining daily maintenance logs and work-order records
- Assisting with property inspections and preventive maintenance programs
- Monitoring inventory and notifying the Maintenance Director of needed materials and supplies
- Maintaining a clean, organized, and safe work area
- Following all company safety procedures and applicable health and safety requirements
- Providing professional and courteous customer service to residents
- Assisting with special maintenance projects and other duties as assigned
HVAC Experience
HVAC knowledge and experience are an important part of this position.
The successful candidate should be comfortable troubleshooting and performing routine maintenance and repairs on residential HVAC equipment.
We are currently using PTAC and CRC in one of our communities and split systems (Magic pack) in the other
HVAC qualifications include:
- Minimum 3 years of HVAC-related experience
- EPA Type II or Universal Certification – Preferred
- Understanding of air conditioning, refrigeration, and heating systems
- Ability to diagnose basic electrical and mechanical HVAC problems
- Ability to perform preventive maintenance and routine HVAC repairs
- Magic-Pak experience is a strong plus
Experience with other residential or multifamily HVAC systems is also valuable.

- Excellent customer service and communication skills
- Ability to work independently and as part of a team
- Own basic maintenance tools
- High school diploma or equivalent preferred
- Technical or trade certification preferred
Multifamily Experience Is a Plus
Experience working in an apartment community, multifamily property, residential maintenance, or property management environment is strongly preferred.

On-Call Responsibilities
This position requires participation in an on-call rotation.
When assigned to on-call duty, the Maintenance Technician must be available to respond promptly to emergency maintenance situations.
Responsibilities include:
- Responding to emergency maintenance calls
- Taking appropriate action to protect residents and property
- Troubleshooting and resolving emergency maintenance issues
- Documenting emergency calls and work performed
- Completing necessary follow-up work on the next business day
- Reviewing emergency work orders from the previous night

Physical Requirements
This is a hands-on maintenance position requiring regular physical activity.
The technician must be able to:
- Frequently lift and carry supplies and equipment weighing up to 50 pounds
- Occasionally lift and carry items weighing up to 100 pounds
- Stand and walk for extended periods
- Bend, stoop, kneel, reach, climb, and work in various positions
- Safely operate hand tools, power tools, and maintenance equipment
- Access areas using stairs and ladders, including ladders reaching approximately 40 feet
- Work indoors and outdoors throughout the year
- Move throughout the property as required to complete assigned work
Employees in this position are considered essential personnel and may be required to report to work during severe weather or other emergency conditions when the property requires maintenance coverage.
