Description:
Responsible for day-to-day operation and maintenance of the building equipment systems, inspection and troubleshooting of equipment, and performance of preventive and unscheduled maintenance on all equipment and reporting findings to Supervisor.
Essential Duties:

Operate building equipment and systems as directed by Supervisor.

Acknowledge and respond to all service requests timely. Requests include but are not limited to the following:

Plumbing – faucet and toilet repairs
-
Electrical – lighting, switch and receptacle repairs and motor replacements
-
HVAC – respond to and troubleshoot hot and cold calls and calibrate thermostats
-
Door Hardware and Locks – adjust door closures, tighten hinges and install hardware
-
Fire Life Safety Alarm System – system testing, maintenance and repairs
-
Conduct building rounds and readings
-
Make necessary repairs and adjustments to improve the operations of the HVAC, electrical and plumbing equipment and systems.

Use best practices to troubleshoot and repair equipment and system issues in a cost effective manner. Ensure issues are resolved in a timely fashion with minimal impact to the property or tenants.

Follow up with tenants to ensure all service requests are completed to their satisfaction. Escalate any issues to Supervisor.

Utilize work order system to complete all preventative maintenance assignments and unscheduled tasks on time.

Complete all daily operating logs and tests as assigned by the Supervisor.

Maintain all records, blueprints, building plans, equipment manuals, warranties, test results and logs required by the company.

Foster a work environment that promotes energy conservation and continuous improvement of engineering functions.

Provide hands on direction and training for other engineers and maintenance technicians. Provide technical support and assist in the training and upgrading of skills of less experienced staff.

Participate in company engineering training programs and initiatives, such as OSHA compliance training, Emergency Response and toolbox safety meetings as required, or as suggested by Supervisor.

Comply with safety and environmental procedures and programs, specifically hazardous communication, lockout – tag out, asbestos O & M, Personal Protective Equipment (PPE) and water intrusion awareness.

Provide proper care to the assigned equipment, tools and uniforms. Keep the shop, penthouse equipment rooms and common areas clean, organized and safe.

Embrace, engage and enforce all regulatory and company environmental, health and safety programs.

Shovel snow from sidewalks and entrances during the winter, as required.

Perform additional duties as assigned by Supervisor.
Requirements:

High school diploma or general education degree (GED).

3 - 4 years of related experience and/or training or equivalent combination of education and experience in property maintenance and mechanical repair in office buildings.

Excellent understanding of electrical, plumbing and mechanical systems of a building.

Ability to operate Energy Management Systems and supervise Fire/Life Safety components.
-
Ability to understand and follow directions from Supervisor.
-
Ability to read blueprints and equipment manuals
-
Working knowledge of computers, spreadsheets, document creation and e-mails.
-
Ability to respond and address tenant requests.
-
Proven record of providing excellent internal and external customer service
-
Good oral and written communication skills.
-
Certification/licensing requirements based on local, state and federal requirements.
